Cutting Your Energy & Utility Bills When Selling Your Home – Chicagoland NW Suburban IL Real Estate & Community

Selling your home can be a stressful time and the last thing you want while you are selling your home is to worry about high energy and utility bills when selling.

Asides from keeping your bills low during the selling process, being able to show that your home is an energy thrifty property is a desirable asset in itself! Many buyers these days ask for copies of utility bills before they make an offer on a home, so if you make some changes around the home before you put your home up for sale it can not only save you money, but can show a potential buyer that your home is affordable to run too!

These days many people have often moved into another property while leaving their home empty for sale. While your home is empty make sure you turn your thermostat down (in degrees) to save on heating costs in the winter and in the summer turn it up (in degrees) to save on cooling costs. Also unplug every appliance in the property, potential buyers can easily plug in something if they want to see it working.

When it comes to water, adjust any sprinkler systems to be on the minimum you need to maintain a healthy yard so that you can cut your water use. This is also a good time to check the system for any leaks or issues. Same with the heating/cooling system, have it inspected to make sure it is in tip top shape – this is definitely a good idea ahead of a home inspection too.

Even if you are living in your home while selling it, try and keep things unplugged when you aren’t using them. Whats better is that these changes to your home will become habits and ideas which you can implement in your new property!

Spend a little money on installing CFL’s – the compact fluorescent lightbulbs throughout your home, not only will they save you money on your bill but they last a lot longer than traditional light bulbs meaning that there is definitely less waste ending up in landfill.

Some may think “why should I spend money and make changes to a home I am selling?” – the answer is because it will help you lower your bills, put you into good habits for the future and make your home more attractive to buyers!

Schaumburg Library, a true community resource celebrates it’s 50th Birthday! – Chicagoland NW Suburban IL Real Estate & Community

I can’t believe it! Schaumburg Library is 50 years old!

Schaumburg is such a great community on the grow and residents here benefit from such a great variety of community amenities, including the likes of the Schaumburg Library.

For those who believe that libraries are old hat and are a dying breed, you would be wrong! Here in the Northwest Suburbs out libraries have been moving with the times, employing new technology to manage their systems and make the whole service a true community center and asset.

At the time of Schaumburg’s incorporation there were just 130 residents way back in 1956, wow! How things have changed! Just six years later, the Schaumburg Township District Library came along in 1962 to provide residents with reading material way before big box stores selling books were even thought of!

The Townships flagship location is its central building at Schaumburg’s Town Square redevelopment at Schaumburg and Roselle roads, but there are also a couple of other branch locations in Hoffman Estates and Hanover Park which collectively serve over 1 million visitors a year and circulate over 2 million items! This is a far cry from its humble beginnings inside a small house near Schaumburg & Roselle roads back in the day.

Some of the details of the precise dates and history of the library are a little lost in time, but what is sure is that it has grown with the Village and with the rest of the Northwest Chicago suburbs to be a vital community resource which continues to be used today by residents all across the area. So not only will this celebration of its 50th birthday be in praise of its own history, it will also be a chance for people to be nostalgic and look back at the Schaumburg that once was and how it has changes in a relatively short time.

I know I have mentioned about how there are so many shopping areas in Schaumburg, what with the Streets of Woodfield Mall and other meccas for those die hard shoppers in the area to spend their dollars and cents! Real Estate Market Improving in Schaumburg, Chicagoland and Beyond! – Chicagoland NW Suburban IL Real Estate & Community

Right now there are some who are still glum about the Real Estate market – I say, lighten up! Things aren’t all that bad. Things are definitely turning around for the nation and for Schaumburg.

The Mortgage Bankers Association released some exciting figures announced in Realty Times showing that applications for home loans are up! In fact, applications were up 4.5% from the previous week and refinances decreased by just over 1%. Why is this exciting news? Well, less refinances and an increasing number of applications means that there are more mortgages being written for new home purchases which means that more homes are being sold and the market is stable/growing.

In fact, the NAHB First American Improving Markets Index showed that 76 markets are showing six straight monist of improvements in housing permits, employment levels and house prices. On top of this Realty Trac is reporting that foreclosure activity was down every month last year through November with 1 in 579 homes in foreclosure, a 30% drop from 2010. This is great news for all! Mortgage Rates are also at record lows with the average 30 year fixed conventional loan coming in at 3.88%! A bargain!

Of course as we all know, a growing and strong housing market aids the economic recovery, particularly when there are low interest rates like we are experiencing right now! If buyers are looking for a bargain, now is the time to take advantage of the market and grab a great home at a great price. Schaumburg, Bartlett, Hoffman Estates and the other surrounding Northwest Chicagoland suburbs have held up well, buoyed by a strong local economy and good transport links via road and rail to the downtown and metro Chicago area.

Local Market Conditions for Schaumburg, Illinois show that the market is stable, prices are a little down and sales are a little lower than they were, but the picture overall is one of the market becoming more balanced. So if you are looking for a place in the area – now is the time to buy!

Moving House in the Northwest Suburbs with a Dog! – Chicagoland NW Suburban IL Real Estate & Community

Remember last year when I wrote about the Canine Carnival in Schaumburg? Well as I said then, as a nation – when it comes to our dogs – we love them! Asides from all of the great things that you can do with your dog here in Schaumburg and the rest of the Northwest Suburbs, there is an important consideration: When I move house in the Northwest Suburbs how do I do right by my dog during the stressful moving process?

As homeowners we love our pets, many dog owners treat their pets as their “children” or as a member of the family. So naturally, when relocating to or within the Northwest Chicagoland suburbs you want to make the move an easy transition for your pet!

Much like their owners, pets are creatures of habit and love a routine. They look for items to provide them with comfort, safety, affection and nourishment. Moving temporarily upsets all of these things so they can often be stressed and have trouble behaving, sleeping or eating. So as the pet loving owners that we are, we should plan ahead to make the move as easy as possible on your pet!

1. Moving Out – Probably best to keep your pet out of the house on moving day, all that furniture and boxes being moved around don’t just make for a stressful environment, they make for a fun game for Fido to get under your feet and trip you up while you are moving something heavy. Be smart and have a friend of family member look after your pet for the day to keep them out of the house away from mischief.

If your pet is used to boarding in say a kennel, then consider this for a night or two. If this isn’t an option either then crate your pet or keep it closed in a room away from the mayhem, just don’t forget about them!

2. Routine – If you took your dog for a morning walk at 6am at your old house then do the same at the new place. Keep your routines consistent it will help you and them adjust to your new surroundings better. Keep their food the same and feed them at the same times soon.

3. Vets - Don’t forget to stock up on any medication from the vets, and update them with your address. If you are moving far away, get a copy of your pet’s medical records and as soon as you can at your new location, register with a new vet. Also update their collar tags and if your pet hasn’t been microchipped, now is the time to get them chipped in case they go missing during the move!

4. During the move - Pack a pet care package of favorite toy, food, water dish, treats, towel, blanket and anything else your pet needs for your journey to your new pad.

5. Move In Day - Hurray! You are at your new home, you can’t wait to get inside, well before you rush through the front door, think about your pet and how they may feel alien in their new surroundings, consider possibly isolating them in a room so they can be in a contained environment while you unload so they don’t become anxious or go missing. Spend time reassuring them that everything will be alright and check on them often.

Of course these tips aren’t comprehensive, you know your pet best! But hopefully they will help you and your pet have a less stressful move and adjust easily to your new surroundings.
